How LAP EMI works
LAP is a term loan with a fixed EMI. It uses the standard reducing-balance formula. At ₹25 lakh, 10%, 15 years, EMI is roughly ₹26,865 and total interest over the tenure is about ₹23.4 lakh - close to the loan amount itself, which is why tenure choice matters a lot.
Rate benchmarks for LAP
- 9-10.5% — top-tier private banks, prime property, strong credit
- 10.5-12% — standard salaried and self-employed applicants
- 12-14% — NBFC LAP for less mainstream property or profile
- 14%+ — avoid; usually indicates a high-risk lender or thin file
When to prefer LAP
- You need ₹10 lakh+ and would otherwise pay 15-20% on unsecured credit
- You have property with clear title and don't need to sell it
- Your borrowing horizon is 5+ years — LAP's longer tenure lowers EMI
- You want tax deduction on interest if the loan is used for business
